Terms and Conditions

These Terms and Conditions explain how website use, checklist requests, buyer consultation requests and follow-up work are handled by Real Estate Minion.

2. Website scope

Real Estate Minion provides English-language information about the Dutch home-buying process, including search preparation, viewings, offers, valuation, mortgage timing, notary steps, checklist preparation and buyer consultation requests.

The website provides educational, guide-led information rather than banking, lending, mortgage approval, legal, tax, notarial, buyer-agency or public-authority services.

3. Website content

Website content is general information. It may help you understand questions to ask, documents to prepare and timing to watch, but it is not personal legal, tax, mortgage, valuation or financial advice.

Dutch property rules, tax rules, lender policies, market conditions and professional requirements can change. General website content may not fit your exact situation.

4. Checklist requests

The checklist is a practical planning aid rather than a complete legal, financial, tax or mortgage checklist for every buyer or every property.

You remain responsible for checking important steps with the relevant mortgage adviser, notary, buyer agent, tax adviser, legal adviser, valuation professional, lender or other professional where needed.

5. Buyer consultation requests

A request through the website form does not automatically create an assignment, client relationship, mortgage-advice relationship, valuation assignment, buyer-agency relationship, legal-advice relationship, or obligation to provide a service.

After a request is submitted, the details may be reviewed and you may be contacted with a next practical step. A request can be declined, referred, or left without a service proposal if it is outside scope, incomplete, unsuitable, or not feasible to handle.

6. No approval or outcome promise

No website text, checklist, form reply, email, phone call or follow-up message guarantees mortgage approval, lender acceptance, a successful bid or purchase, a specific property value, a specific legal, tax or financial outcome, or acceptance by a seller, agent, bank, notary or public authority.

7. User responsibilities

You are responsible for checking important decisions with the relevant qualified adviser, lender, mortgage adviser, notary, tax adviser, legal adviser, buying agent or valuation professional.

You should not rely on website content, checklist content or first-contact replies as the only basis for a bid, financing decision, purchase decision, sale decision or legal/tax position.

8. Form information and sensitive documents

The first request form is meant for basic context only. Do not send BSN, identity documents, passport copies, payslips, bank statements, full mortgage files or unnecessary sensitive documents through the first request.

If more information is needed, we will ask for it during direct follow-up and agree the appropriate route for sharing it.

9. Website availability and accuracy

We try to keep the website useful and clear, but website content may be incomplete, outdated, unavailable, interrupted, or affected by technical issues.

10. Third-party tools and links

The website may use third-party tools such as Tally for forms and may link to external websites or related resources. Third-party websites and tools have their own terms, privacy policies, availability, security and content.

We are not responsible for third-party decisions, third-party website content, external tools, lender systems, government websites or other services outside our control.

11. Fees

Using the website, requesting the checklist and submitting the first buyer consultation request are free unless a separate written agreement says otherwise.

Any paid service, valuation, advisory route, partner service or other assignment requires separate confirmation of the relevant fee, scope and terms before that service starts.

12. Privacy

Personal data is handled according to the Privacy Policy of Real Estate Minion.

13. Complaints and questions

Questions or complaints can be sent to devastgoedspecialisten@gmail.com. Please include your name, contact details and a clear description of the issue.

14. Liability

To the extent allowed by Dutch law, Real Estate Minion is not liable for decisions made based only on website content, checklist content, incomplete information, third-party tools, third-party decisions, or external services.

Nothing in these terms excludes liability where Dutch law does not allow exclusion.

15. Changes to these terms

These Terms and Conditions may be updated when the website, form, services, tools or legal requirements change. The latest version will be published on this page.

16. Governing law

Dutch law applies unless mandatory law says otherwise. Disputes are handled by the competent Dutch court unless mandatory law gives you another right or forum.
